Is Underfloor Heating Worth It in an Older House?

Underfloor heating feels like a modern luxury, but plenty of Victorian terraces and 1930s semis across Essex and London now have it. Whether it is worth the upheaval in an older property depends on your floors, your insulation and how you plan to use it. Here is what we tell homeowners before they commit.

The honest answer: it depends on your floors and insulation

In a new build, underfloor heating is straightforward because the floor build-up and insulation are designed for it. In an older house you are working with what is already there: suspended timber floors, solid floors with no insulation beneath them, and rooms that lose heat through single glazing and uninsulated walls. Underfloor heating runs at a lower temperature than radiators, typically 35 to 45 degrees flow temperature rather than 60 to 70, so it relies on the room holding onto heat. A draughty, poorly insulated room will feel underwhelming with underfloor heating alone.

The properties where it works well are those that have had, or are getting, some insulation improvements at the same time. If you are already planning a kitchen extension, a full renovation or replacing a floor anyway, adding underfloor heating is often good value because the disruptive work is happening regardless. Retrofitting it into a finished room you otherwise had no plans to touch is where the sums get harder to justify.

Wet versus electric systems in older properties

Wet (water-based) underfloor heating connects to your boiler or heat pump and is the cheaper option to run, but it needs floor height. A retrofit low-profile wet system adds roughly 15 to 25mm to the floor, while a traditional screeded system needs 65mm or more, which in an older house often means altering doors, skirting and sometimes stair bottoms. Electric mat systems add as little as 3 to 6mm, so they suit single rooms like bathrooms, but electricity costs three to four times more per unit than gas, so they are best kept to small spaces used for short periods.

As a rough guide, a wet retrofit system typically costs somewhere in the region of £100 to £150 per square metre installed depending on the floor build-up, while electric mats might be £60 to £100 per square metre plus the cost of a decent thermostat. These figures vary with access, floor condition and how much making good is needed, so treat them as a starting point rather than a quote.

What older Essex and London homes throw at you

Victorian and Edwardian terraces usually have suspended timber ground floors. These can take underfloor heating using spreader plates between the joists, and you can often insulate beneath at the same time, which transforms performance. The catch is that lifting original floorboards without damage takes care, and any historic pipework or wiring in the void needs checking first.

Solid floors in older homes often have no damp proof membrane or insulation. Laying underfloor heating straight onto an uninsulated solid floor means a chunk of your heat disappears into the ground, so insulation boards under the heating are not optional. If ceiling heights are already low, as they often are in older cottages and some London flats, losing 40mm or more of headroom is a genuine consideration.

Running costs and comfort: what to actually expect

Run correctly, wet underfloor heating in a reasonably insulated room can cost slightly less than radiators because of the lower flow temperature, and it pairs particularly well with a heat pump. But it is slow to respond: an older, heavier floor can take an hour or two to warm up, so it suits rooms you use predictably on a timer rather than rooms you want to heat on demand.

Many owners of older houses land on a hybrid approach: underfloor heating in the kitchen, bathroom or a new extension, with radiators kept elsewhere. That gives you warm floors where you feel them most, tiled areas especially, without ripping up every room. A modern boiler or heat pump can run both circuits at different temperatures with the right controls.

So is it worth it?

Worth it: if you are renovating anyway, extending, replacing floors, or moving to a heat pump, and you can add insulation as part of the job. In those cases the comfort is excellent and the running costs are reasonable.

Probably not worth it: if the house is draughty and uninsulated, if you would be retrofitting into finished rooms purely for the sake of it, or if you expect instant heat in rooms used at random times. In those cases, well-sized modern radiators on a properly balanced system will serve you better for a fraction of the cost. A heat loss calculation for the specific room is the sensible first step, and any competent heating engineer should offer one before quoting.

Common questions

Can underfloor heating replace radiators completely in a Victorian house?

It can, but only if the heat output per square metre covers the room's heat loss, which in an uninsulated period room it often will not. Many older homes end up with underfloor heating downstairs and radiators upstairs, which works well in practice.
